ARNH Testing & DiagnosticsphoneRequest a Survey

Find out where the water is getting in, and what to do about it.

Specialist commercial roof testing and diagnostics. We find leaks, wet insulation and membrane defects, and every job ends with a written report: what we found, where, and what to do next.

For estates and facilities teams, building owners, main contractors, consultants and roofing contractors.

We test and report. We do not install or repair roofs, so our findings are not tied to any contractor.

Which describes you?

MembraneInsulationDeck

A roof is leaking, or you think it is

Water coming through, a stained ceiling or suspected wet insulation. We find where the water is getting in and whether it has spread into the roof build-up, so you can choose between a local repair and wider works.

A new membrane needs testing before it is covered

Before the ballast, paving, green roof or insulation goes on, we test the membrane for breaches while they can still be found and repaired. The results go in the handover file.

How it works

  1. Tell us about the roof. The site address, the roof type if you know it and what is happening. Photos and drawings help.

  2. We confirm the method and quote. If we need drawings or a site visit first, we will tell you.

  3. We test on site. Planned around access, the weather and how the building runs.

  4. You receive the report and what to do next. report turnaround

What your report contains

Each report sets out:

  • The methods used, the equipment and the conditions on the day
  • What was tested, what was not, and why
  • Findings with photographs, close-up and in context
  • Defect and breach locations marked on a roof plan, where applicable
  • Moisture plots and core results, where used
  • Conclusions in plain language
  • Recommended next steps, including whether a local repair or wider works make sense

Hospitals and healthcare

In hospitals and other live buildings we work to your permit-to-work system and your access hours, and we plan around the people working below the roof.

For owners, developers, property and asset managers, and the contractors and consultants who look after their buildings.
